
The next in our series about the businesses in Milford focuses on the Parker Group, located at 48 North Walnut Street. Owned by Dustin and Rachel Parker, the real estate company also has offices in Georgetown and Middletown.
“I received my real estate license in 2015, the same day our daughter, Avery, was born,” Dustin said. “That detail has always felt significant to me, like two new chapters opening at once. Rachel and I were both teachers at the time. We had one little rental property and loved everything about real estate; the community connection, the problem-solving, the opportunity to help people through major life transitions. But making the leap from stable teaching careers to full-time real estate as brand-new parents required more than attention. It required sacrifice.”
The Parker’s took a big leap, selling their house, their cars and almost everything they owned. They moved in with Dustin’s parents until they could save enough to buy a fixer-upper for $62,000.
“We poured ourselves into that house, nights and weekends, making it our own so we could afford the transition,” Dustin said. “That scrappy beginning shaped everything about how we built The Parker Group. We know what it feels like to sacrifice for something you believe in. And we carry that understanding into every conversation with clients who are navigating their own significant transitions.”
The Parker Group has facilitated over $1 billion in real estate transactions, grown to nearly 100 agents and staff and expanded into mortgage, title, insurance and property management. But the foundation remains the same, Dustin said, to help people find their happy place, serve the community we love, and never forget where we started.

Beyond the traditional real estate brokerage service, Parker Group has also built an integrated ecosystem designed to simplify the entire experience. Mustache Mortgage, Sunny Settlements, Canopy Insurance and Neon Lease are other members of the Parker Group Family, offering financing, title and closing services, insurance coverage as well as property management.

Dustin explained that he and Rachel were trying to find ways to build something beyond a paycheck and they purchased a small rental property. This was the start of their venture into real estate, with Dustin explaining that the tangible nature of it, the community connections, the opportunity to help people through significant life moments is what pulled them fully into the industry.
“What I didn’t expect is how much the work would resonate with who I am,” Dustin said. “Teaching taught me to listen, to explain complex things simply and to meet people where they are. Those skills transferred directly. But beyond technical aspects, I discovered I genuinely cared about the outcomes. Helping a first-time buyer understand their options. Walking someone through a difficult situation when they felt stuck. Being there for the celebrations and the hard conversations alike. Real estate isn’t really about houses. It’s about people and their stories, their hopes, their transitions. Once I understood that, I couldn’t imagine doing anything else.”
According to Dustin, the last few years have been the most challenging in the history of American real estate as housing affordability has dropped and interest rates have spiked.
“Transaction volumes dropped to levels we haven’t seen in decades,” Dustin said. “The average first-time homebuyer is now 40 years old, which tells you everything about how hard it has become for young people to build wealth through homeownership. Our local market has felt this acutely. Some neighbors saw prices drop 15 percent. Most remained flat. When the nation struggles, our region often struggles a bit more”
Dustin also stated that the industry itself has undergone massive structural change with new regulations, shifting consumer expectations and emerging technology. He pointed out that the ground beneath the feet of those in the industry keeps moving and adapting requires constant investment in training, technology and new ways of thinking. Another challenge that does not get discussed enough according to Dustin is the need to build a team of people who genuinely care. Finding agents who treat clients like family and share your values is hard. Keeping them motivated through tough markets harder. Dustin pointed out Parker Group has been fortunate enough to attract remarkable people, but that it takes intentional effort every day.
“Reaching $1 billion in total transactions is a milestone I am proud of, but if I’m being honest, the achievement that matters the most is the team we’ve built and the culture we’ve created,” Dustin said. “Julie Ward and Hanna Shaffer now lead day-to-day operations, and they’ve made the company better than I could alone. Watching people we’ve invested in step into leadership and thrive is the real victory.”
Another achievement Dustin is proud of is the creation of the Cosmic Agent program, a salaried model that provides agents with stability and eliminates the feast-or-famine cycle that makes the industry so stressful for many people. It’s unconventional but aligns incentives in a way that serves everyone better. Seeing that model succeed has been incredibly rewarding.
“I am definitely proud of our community involvement, the volunteer days, the donations to local causes,” Dustin said. “The relationships we’ve built across Delmarva; all of these have deepened our roots in ways that transcend business. We’re not just operating here. We’re invested here.”
Dustin stated that although Parker Group remains his foundation, he is always looking for ways to solve bigger problems in real estate.
“I recently founded Archie, a technology company working to make homeownership more accessible and real estate transactions more seamless,” Dustin said. “The same frustrations I saw helping clients over the years, the complexity, the stress, the inefficiency, inspired me to build something that could help a larger scale. Delaware has been incredibly supportive of that vision and it’s exciting to be building the future of real estate right here in our home state.
If he could go back, Dustin says he would have launched the Cosmic Agent sooner as the salaried model has been transformative for agents and the company culture.
“But honestly? Every mistake and challenge has been an opportunity to learn,” Dustin said. “We still learn every single day. I’m addicted to growing, to getting better, to finding new ways to serve people well. That curiosity has defined my entire journey in business and I wouldn’t trade the lessons for anything.”
Dustin’s advice for anyone entering the business is to understand that real estate is a service business, not a sales business. The agents who build lasting careers are the ones who genuinely care about their clients and become trusted advisors rather than those who are just chasing a commission check.
“Find a brokerage that will invest in your training,” Dustin said. “This industry ha a brutal attrition rate because too many new agents get thrown into the deep end without support. Look for mentorship, systems and a culture that values learning. Invest in coaching, even when it feels like you can’t afford it. Especially then. Be patient with yourself. Most new agents don’t make meaningful income their first yar. If you’re not financially prepared for that runway, it is going to be a rough ride. And remember, your reputation is everything. In a local market like ours, word travels fast. How you treat people, especially when things go wrong, will define your career more than any marketing campaign ever could.”
